$200,000 Drop In 23 Months

Loss Of The Day (Just Happens To Be Someone’s Gain Of The Day!):

How would you like a 4 bedroom 2 bath house on a nice tree lined, hilly street, in Canyon Country, for just $279,000? Well, it’s a bit too late, but the opportunity was there, for about 24 hours.

This house, address available upon request, was last sold for $480,000 back in February 2006. Fast forward almost two years, not quite, and it’s now a foreclosure, for just $279,000!

A Good Sign: Within about 24 hours, this house had 4 offers! One of which was my buyers. I’d like to think I got my buyers in first, but I don’t think I did. But this just in, right as I’m typing this, my buyers offer was accepted. I can’t say how much it sold for, but let’s just say, this was a good deal at the price they were asking.

Was it a fixer? Yes. But nothing too bad from what we could tell so far. How can you beat 4 bedrooms, 2 bathrooms, HUGE backyard, two car garage, long driveway, nice lay out, for under $280,000!?

The time to get out there and find a deal is now, especially with the very low interest rates. They’re there, and ready to be had. You just need someone who is on top of this real estate market, like me, to help you find these deals since they generally disappear in about 72 hours or less.
