Here is a look at which Valencia homes, are selling the best, based on current pending escrow statistics. November 2007 has proved to be slow, sales have dramatically declined year over year. Despite this fact, some communities, or, tracts as we like to say, still sell better than others.
The main criteria to get onto this list:
1) Homes and or condos, listed for sale in Valencia.
2) There has to be at least 5 homes for sale in the Valencia community.

6th place – Old Orchard 1/11/111 tracts…..21 homes for sale, 3 in escrow = 14%
5th place – Sunrise tract…..20 homes for sale, 4 in escrow = 20%
4th place – Windsor Collection tract….8 homes for sale, 3 in escrow = 38%
3rd place – Tango tract….9 homes for sale, 4 in escrow = 44%
2nd place – Arbor Park tract….11 homes for sale, 5 in escrow = 45%
1st place – Country Gate tract….6 homes for sale, 3 in escrow = 50%

Encanto in Tesoro del Valle….3 homes for sale, 3 in escrow = 100% (Average asking price of $999,583!!!!)
Woodcreek in North Valencia….3 homes for sale, 3 in escrow = 100%
Currently, when trying to sell your Valencia home, there is an average 86 days on the market, that you should be prepared for. Some communities/tracts within Valencia buck that trend – yes some will even sell in a few days still, but they are the exception, and not the rule.
