Buyers – Check the pressure in your transaction

If you’ve ever been in a real estate transaction before, buying or selling, then you’d know that there *can* be some pressure and it *can* be a bit stressful to get from point A and point B. And then there is the stress of the 1st big mortgage payment if you’re the buyer. Right?

Today I dealt with a good client of ours who is purchasing a home just outside of the Santa Clarita Valley, and is about to close escrow on it soon. Essentially, this is not this persons first purchase, nor will it likely be their last, but none-the-less, there can still be confusion, stress, and anxious feelings regardless if it’s your first purchase or not. In this instance, our client had just met with us yesterday evening to remove all of their contingencies for buying this home. Some would say, that is the point that there is no turning back, as the deposit can be kept by the seller in many instances, once the contingencies are removed in writing, by the buyer.

Not having yet issued the signed off contingencies to the seller, which were signed last night, and sensing that the buyer "may" be feeling a bit uncomfortable for whatever reason, I picked up the phone this morning to have a chat with our client. It was a pleasant phone call. My goal and intention was to let them know, that before I issue the signed off paperwork to the listing party to the transaction, I wanted to confirm that this was really what he/she wanted to do. Were they comfortable with moving forward? Are they making the right decision? The house does need some work, and there are a few minor details that aren’t too important for the purposes of this blog post.

It struck me, how appreciative our client was of this simple phone call I made. After all, I may have helped him realize that it wasn’t the right thing to do, to move forward with the deal. It struck me that, perhaps another agent, in an effort to secure the deal getting closed, may not have made that same phone call, since the paperwork had already been signed off or "approved" by the client the night before. It struck me, that…buyers HAVE to make sure that they don’t succumb to any pressure in a real estate transaction whether it be from a lender, a real estate agent, family, friends, or other! It’s a difficult process without the pressure, and having people that are there by your side to help you decide ‘if you’re doing the right thing’ is a good thing.

By the way, the buyer let me know that they absolutely wanted to move forward with the deal. They had just been a bit jittery over the last week or so about it all. That’s normal. Make sure you have the right people on your team, when entering into your next real estate transaction.
