<p style="text-align: left;">Zillow has rolled out something cool, and really beneficial for those thinking about moving to a new neighborhood or area. If you&#8217;re thinking of relocating to the Santa Clarita Valley or just a different part of it, then consider asking a Facebook friend who&#8217;s most familiar with the area.</p>
<p style="text-align: left;">With <strong>Zillow&#8217;s new Neighborhood Advice</strong> tool, you can now connect your Facebook account with your Zillow account. When searching potential areas to move to, or honing in on that one you&#8217;ve had your eye on, you can take a look at which of your Facebook friends are familiar with that area. And via a link that says, &#8220;Ask For Tips,&#8221; you can privately message your Facebook friend to get their opinion or advice on the neighborhood particulars.  Zillow Neighborhoods take the Facebook check-ins of your friends, and other data collected, to formulate which of your friends are most familiar with the area you&#8217;re searching.</p>
<p style="text-align: left;">This will be extremely useful for those of you thinking about relocating to the Santa Clarita Valley. You&#8217;re probably not very familiar with Santa Clarita and it&#8217;s various neighborhoods, however you may have some friends that are.</p>
<p style="text-align: left;">Usually friends like to chat about what they like, and don&#8217;t like about neighborhoods. This is an excellent option for homebuyers and those simply relocating to Santa Clarita who may rent. Realtors are sometimes perceived to be bias, or out for a quick buck (damn Realtors), so this opens up the door for the consumer to easily ask their friends for their thoughts in addition to that of an agent.</p>

<p>If you&#8217;ve been involved in the Santa Clarita real estate market over the last several years, you may have been involved one way or another, in short sales. <a title="Santa Clarita short sales - search all" href="http://www.thescvagents.com/short-sales/" target="_blank">Santa Clarita short sales</a> are a fact of life, in the local real estate market, and they&#8217;re here to stay for some time to come.</p>
<p>If you&#8217;re thinking about pursuing homes for sale that fall into the short sale category, then there&#8217;s something you should know: The price you see &#8211; the asking price &#8211; will not likely be the end price that you pay. In other words, it&#8217;s <del>bullshit </del>BS.</p>
<p><strong>Why?</strong></p>
<p>Well, &#8220;Why?&#8221; is a great question. So, here are <strong>4 Reasons Why That Santa Clarita Short Sale Price is Probably BS! </strong>But first, keep in mind, short sales can represent the perfect opportunity for the savvy homebuyer, who, by the way, happens to employ an even savvier real estate agent.</p>
<p>Without further delay&#8230; <strong>Reasons</strong></p>
<p>#1) <strong>Quick offer needed!</strong> It&#8217;s a short sale, that means it&#8217;s most likely somewhere near, in the middle, or towards the end of the preforeclosure process. The seller needs an offer. And, they need it stat, before they get foreclosed on. Can you think of one simple way to get an offer in quicker than you can say, &#8220;<em>SOLD&#8221; </em>? That&#8217;s right! Price it on the cheap! Screw comparable sales. <em>This is a short sale baby!</em></p>
<p>&nbsp;</p>
<p>#2) <strong>There is no equity!</strong> The seller isn&#8217;t walking away with a dime, they&#8217;re upside down on their mortgage &#8211; hence &#8211; the short sale. Where it&#8217;s priced at times, is irrelevant. At least that &#8216;s the background of some typical psychology with these types of sales.</p>
<p>&nbsp;</p>
<p>#3) <strong>Out of area agent, beware! </strong>There &#8216;s no doubt that going through a rough financial time, means one is more likely to turn to close friends or family, when in need. People facing a short sale of their home, are no different. Time after time, I see short sales in Santa Clarita listed by out of area agents who have little to no experience selling homes in the SCV. These agents might be family, or friends of the seller. Doing a favor, even. It&#8217;s certainly allowed, and they are licensed to do so. The point here is, they don&#8217;t necessarily have a &#8220;local&#8221; reputation to uphold, and as such, if they price the short sale too low, well, oh well! They won&#8217;t be doing business in that neighborhood in the future, and have to answer for selling a house below market value to an inquiring neighbor. More often than not, they just don&#8217;t have the local expertise to price homes for sale properly.</p>
<p>&nbsp;</p>
<p>#4) <strong>Bank wants market value! </strong>In the end, the bank will only accept a number that makes them happy. More often than not, that number will be based on an independent BPO (Broker Price Opinion), or a real appraisal. When one of those reports gets back to the bank that your $300,000 offer is $35,000 below the real market value of $335,000, then you&#8217;ll likely receive the dreaded counter offer phone call from your real estate agent.</p>

<p>Don&#8217;t fret, just yet. Short sales <em>can</em> be a super value. It&#8217;s true! Working with the right agent, and having a game plan, can make these types of sales totally manageable, and worth the effort. A good agent can tell the short sales that are possible, from those that probably aren&#8217;t. First, though, you must check yourself&#8230;do you have patience? What about thick skin? Because pursuing short sales, you&#8217;ll definitely need some of those traits! If you&#8217;re the type to weep with happiness the moment you step foot in a home, then, you&#8217;re probably a bit too emotional to go after such sales. On a tight time constraint to purchase a home? Then you&#8217;d probably want to steer clear of them, as well. Short sales, can definitely toy with your emotions.</p>
<p>Hook-up with a savvy real estate agent, pack your patience, and go after those short sale deals if you think you&#8217;re a candidate to do so. Just don&#8217;t forget the <strong>4 Reasons Why That Santa Clarita Short Sale Price is Probably BS!</strong></p>

They relate the addresses proximity via a score of 0-100. The larger the number, the more pedestrian friendly the address inputted. Walk Score has become an integral part of real estate listings online. Often times the Walk Score shows up right next to a price, or other key information about a home. Walk Score now offers a new metric&#8230;commute time!</p>
<p>If you&#8217;re new to an area, or just considering how long it takes to drive from one end of town to the other, <strong>Walk Score&#8217;s Commute Report</strong> can easily assist you. Just type in your address on the home page, or an address you&#8217;re considering to rent/purchase, then click the Your Commute tab. There you&#8217;ll input the address you commute to, to render the Commute Report and all of its wonderful information.</p>
<p>It&#8217;ll tell you how long it&#8217;d take you to walk there.</p>

<p>Our <a title="Santa Clarita first-time homebuyer resource" href="http://www.thescvagents.com/santa-clarita-first-time-buyers/" target="_blank">Santa Clarita homebuyers</a> are always asking us what&#8217;s a better deal to pursue, a <a title="Santa Clarita short sales home search" href="http://www.thescvagents.com/short-sales/" target="_blank">short sale</a> or standard sale. In the end, as it turns out, there is no right answer, and it&#8217;s simply a case by case situation. You may however, be curious to know how the stats play out  when you dive into them. The stats exist.</p>
<p><strong>Who wins? Santa Clarita Short Sales vs Santa Clarita Standard Sales</strong></p>
<p>To determine this, I looked back at the closed sales only, over the last 60 days. While there were more standard sales closed than short sales closed during that time period, the sample for each, was large. Also, please keep in mind that a standard sale consists of both bank owned foreclosure sales, and equity sales where an owner has equity! Or in other words, it&#8217;s not a short sale.</p>
<p><strong>Here&#8217;s what I found&#8230;</strong></p>
<p>The average sq ft of short sales closed in the last 60 days in Santa Clarita, was <strong>1,852</strong>.</p>
<p>The average sq ft of standard sales closed in the last 60 days in Santa Clarita was <strong>1,784</strong>.</p>
<p>The average sales price of a standard sale in the last 60 days in Santa Clarita was <strong>$327,305</strong>.</p>
<p>The average sales price of a short sale in the last 60 days in Santa Clarita was <strong>$313,727</strong>.</p>
<p><strong>More square footage for less money</strong></p>
<p>Those figures would have any would-be homebuyer put a heavier weight on short sales. The get more house for a price less than that of standard sales, when going for a short sale. On the average of course.</p>
<p>It&#8217;s also interesting to note that while short sales on average sold for 1% below their asking price, standard sales sold for 1.9% below their asking price.</p>
<p><strong>Math is money&#8230;</strong></p>
<p>We could also put it like this. Based on the last <a title="Find out what your home is worth and get Santa Clarita home sale stats" href="http://www.thescvagents.com/whats-your-home-worth/" target="_blank">2 months of home sales in the Santa Clarita Valley</a>, short sale homebuyers received on average a home 4% larger than that of standard sale homebuyers, and they purchased those homes for 4.1% less in price (on average).</p>
<p><strong>So, are short sales a better deal?</strong></p>
<p>Not exactly. As mentioned, it must be analyzed on a case-by-case basis, and any homebuyer entering the Santa Clarita real estate market must be cognizant of the pitfalls that can accompany a short sale. In the end, the potential wait time and or hidden costs in a short sale transaction, may not be worth the headache. Pursuing a short sale in Santa Clarita requires patience from the homebuyer, and some kick-butt real estate agents at the helm!</p>

<p>Come to Southern California, however, and the cost of living goes up. Why?</p>
<p><strong>BAM!</strong></p>
<p>Sunny. Not a cloud in the sky. Visibility for miles. Oh, and it&#8217;s 81 degrees here in the <strong>Santa Clarita Valley on January 5, 2012</strong>. I&#8217;ve come to the conclusion, that we&#8217;re either really blessed here in Southern California, or the world really is ending in 2012? With temps like this, who cares? I say, let&#8217;s keep paying the Sunshine Tax here in Southern California, so long as Mother Nature keeps up the good work.</p>

<p>Homebuyers. They can be both the very thing the drives me, and the very thing that drives me nuts. They&#8217;re a diverse lot. They have lows. They have highs. Some have thank you cards and wine when you hand them keys, others have lawyers to right a wrong.</p>
<p>It got me thinking. Who is it, that I deal with on a day to day basis?</p>
<p>They&#8217;re people at the end of the day. They are me. They are you. They are them. They just come in all sorts of different personalities. Here&#8217;s my take on the variety.</p>
<p><strong>The 5 types of homebuyers. Which one are you?</strong></p>
<p>&nbsp;</p>
<p><strong>The Grinder</strong></p>
<p>This homebuyer likes to&#8230;grind. They are the deal seekers who pack a tool belt with a grinder in it (is there such a tool?). While getting the deal they want is the ultimate goal, The Grinder is also extremely well versed in the minutia of a real estate transaction, and is there to micromanage. As if a full 30 days of constant negotiations isn&#8217;t enough, The Grinder always has stamina for more. Before 9am, only The Grinder could put their agent on hold after they were the one to have made the call, and then subsequently show up to the real estate office without notice to set the record straight. The phone call just wasn&#8217;t enough. Like the praying mantis, The Grinder will eat their own, a team member if you will, if that&#8217;s what it takes to make the deal go through. The home must be had. No. Matter. What. That is The Grinder. Don&#8217;t feel bad Grinders. Wait? Who am I kidding? They don&#8217;t have feelings!</p>
<p>&nbsp;</p>
<p><strong>The Note Taker</strong></p>
<p>If you&#8217;re compelled to bring a note pad, or your iPad, to the home tour and note how many stars each home earned (1-5)&#8230;you may be The Note Taker. Real Estate agents usually get along very well with The Note Taker. Rarely is there a conversation not based in fact, since The Note Taker is usually just clarifying what they already knew and had written down. During the contract and disclosure signings, The Note Taker is very fastidious. They&#8217;ll be the ones to spot a missed signature or, remind their agent that their take-home stack is missing a particular copy. The Note Taker will usually take the advice of their real estate agent, and feel accomplished when they start to really &#8220;get&#8221; how the whole buying a house process works.</p>
<p>&nbsp;</p>
<p><strong>The Stresscase</strong></p>
<p>If you&#8217;re prone to getting cold feet, or buyer&#8217;s remorse, then you may be The Stresscase. Much of an agents energy is spent calming the nerves of The Stresscase, and reassuring them that the home purchase is in-fact going as planned. Quite often, The Stresscase is inclined to think that the transaction has strayed off course, and the deal is close to falling apart. While back in Realityland, what seems like the end of the world, is simply one of the interesting cogs to a real estate transaction, and usually gets ironed out within a day or two. To keep the nerves at bay, to the extent that they can be, The Stresscase needs replies to their emails after 10pm. They also prefer to have their agents home phone number, just in-case the world does end after hours. The Stresscase is also likely to friend their agent on Facebook and secretly look for the agent&#8217;s Foursquare check-ins, just to make sure they aren&#8217;t taking a vacation during the escrow process. After-all, that would cause stress. In the end, it usually works out for The Stresscase, and all the worry was for nothing. Not only do they get the home, but they identified with, and made a friend out of their stressed out agent.</p>
<p>&nbsp;</p>
<p><strong>The AWOL</strong></p>
<p>If you&#8217;re the type to plan a two week vacation in the middle of your four week escrow, and or not even attend your own home inspection&#8230;then you may be AWOL. You have the ability to throw caution to the wind. Being AWOL and all, you&#8217;re very busy, and you must somehow fit this home buying crap into the schedule. Bank shmank. They give you 10 days to inspect the home, and you need 25. After all, your plane doesn&#8217;t land back in ____ until ____. The AWOL homebuyer doesn&#8217;t usually feel that buying the home is as urgent as, let&#8217;s say, The Stresscase. If it doesn&#8217;t happen, it doesn&#8217;t happen. They&#8217;ll usually apologize and thank everyone for their time. They&#8217;ll be back and ready to look for another home, when they have time.</p>
<p>&nbsp;</p>
<p><strong>The Faithful</strong></p>
<p>If you think that you&#8217;re a cross between The Note Taker and the AWOL homebuyer, then you may actually be the Faithful buyer. The Faithful homebuyer totally entrusts their agent. They rely on their advice, without jotting down every word. The Faithful tend to show up for all necessary appointments such as the home inspection, disclosure signing, loan document signing, and finally to just pick up keys. There aren&#8217;t many calls however. Nor emails. You&#8217;re qualified, able, and question-less, mostly. You just trust, and have faith in your real estate agent. You hired an excellent agent, and you prefer to let them do their job. You prefer to be on a &#8220;need to know&#8221; basis so you don&#8217;t turn into The Stresscase. Perhaps you&#8217;re a seasoned homebuyer, and you&#8217;ve worked with the same real estate agent for years?  You have faith that it will all go as planned. This way you can focus on all the other details involved with the move, such as packing, and arranging for future home improvements.</p>
<p>&nbsp;</p>
<p><strong>In Summary&#8230;</strong></p>
<p>There isn&#8217;t one business in the world where raw emotions and personalities shine through, as much as they do, in real estate. Ok, well, maybe in the Wedding Planning biz, too? Real estate is usually the biggest investment one will ever make. So it makes sense that you&#8217;d want a deal, and <em><strong>grind</strong></em> until you get that deal. It makes sense, that you&#8217;d get <em><strong>stressed</strong></em> when making such a huge life-changing decision. It&#8217;s prudent of you, to become a student of the game, <strong><em>take notes</em></strong>, and ask questions, before moving forward. It makes sense, that after years of experience buying homes, and years of experience working with your real estate agent, that you&#8217;d have <em><strong>faith</strong></em> in the process, and let go a bit.</p>
<p>What doesn&#8217;t make any sense to this day, is&#8230;for the love of God, why would you go on a 2 week vacation during escrow!? <strong>C&#8217;mon AWOL</strong>!</p>
<p>So which one are you? Award yourself with 5 bonus points for being honest.</p>

<p>If you&#8217;ve been thinking about entering the <a title="Search all Santa Clarita homes for sale here" href="http://www.thescvagents.com" target="_blank">Santa Clarita real estate market</a>, as an investor, you may have excellent timing on your side. The entry point at which you can purchase a condo, for instance, is incredibly low.</p>
<p><strong>Check out this example. </strong></p>
<p>Let&#8217;s say you&#8217;re in the market to purchase a 1 bedroom condo, in <a title="Search all Canyon Country homes for sale" href="http://www.thescvagents.com/idx/city/canyon-country/?idx-q-PropertyTypes=All" target="_blank">Canyon Country</a>, and turn it into a rental. You can find one of those for about $65,000. They&#8217;re not available often, and when they do hit the market, they sell! They do exist however. That type of pricing can be found at the Confetti condos in Canyon Country. They are directly behind the Edwards Cinema shopping center. It&#8217;s a very well kept community, the landscaping is spotless, and it has a great location off of the Santa Clarita trail that skirts along the Santa Clara river.</p>
<p><strong>Pardon the math&#8230;</strong></p>
<p>If you were to nab a 1 bedroom condo in the Confetti community for $65,000, that would mean your 20% down payment would only be $13,000.  That would leave you with a loan of $52,000. You can rent out a condo like that for approximately $1,000/mo. right now. That would leave you with an annual gross rental income of about $11,500 (taking some vacancy into consideration). After monthly payments (including interest) on your $52,000 loan, property taxes, HOA dues, estimating $350 for annual repairs, and even 8% of your monthly rent going toward property management fees, that would equal approximately $8,000 a year in out of pocket expenses. Here, you can see that $8,000 <em>out</em> versus $11,500 <em>in,</em> equals a smile for any would-be real estate buy and hold investor.</p>
