The Santa Clarita inventory of homes for sale has continued to drop. Currently we’re sitting at 1,287 homes for sale in Santa Clarita. That figure represents only a 4 month supply of homes for sale, at the current pace of sales taking place! The inventory in january 2009, sat at about 1,367 homes for sale. This, despite the fact that so many of us are worried about building inventories of foreclosure homes clogging up the market.
What’s happening is, that buyers are coming out of the woodworks in order to buy up these great deals! The interest is only compounded by the fact that the Federal Government, and California State government have thrown out incredibly enticing tax incentives to come off the sidelines here in 2009, and buy!
Those new tax incentives, aside from the property tax and mortgage interest deductions you’re familiar with already, can add up to $18,000 in credits, for some of you this year – yes $18,000! The federal tax credit for 1st time home buyers is for $8,000 if you purchase a home in 2009. And the California legislature has approved a tax credit of $10,000 for any buyer who purchases a new home in California, from March 1, 2009, through March 2010, or until the $100,000,000 allocated to this tax credit is exhausted.
As we head further into 2009, we fully expect to see many buyers coming off the sideline to purchase, as they did in 2008. Lower home prices, low mortgage interest rates, and these incredible tax incentives, have made renting in many ways, not pay off!
