The listing inventory has actually decreased nicely in the last week, edging down from approx 2,500 listings, and ending up at about 2,480 Santa Clarita homes and condos on the market as of this hour.
I have noticed quite a pick up in buyer activity in the last few weeks. As more homes go into escrow we will obviously see a reduction in available listings, however I also attribute the declining listing inventory number due to the fact that we are approaching the holiday season. Quite a few sellers who have been listed since the Spring time are opting to take their home off the market, and perhaps give it another try next year. Also, there is the undeniable fact that there are quite a few listings that will also come off of the market temporarily as they are foreclosed upon by the bank. Those listings will almost certainly pop back up on the market in a few months in large numbers after the bank unsuccessfully sells them at the Trustee sale auction.
