It’s decreasing everyday, at least for now! Look’s like we will gravitate into the 2,300 range in the next few days possibly. With over a 15 month supply of homes, when 5-6 months is “ideal”, we can use a decrease. We stand at 2,417 homes for sale today in the Santa Clarita Valley.

My last report to you on the Santa Clarita real estate inventory was on October 26,2007, the tally for that day was 2,480 homes for sale! To have decreased at all in this market, and to have done so by 63 homes, is good news. The main reason the inventory has decreased is due to the holiday season approaching fast. People tend to take their homes off the market for that reason. Also, there are quite a few disgruntled sellers out here in Santa Clarita, whom have been on the market since Spring 2007, some since Summer/Fall 2006! I think many of them are just taking it off the market, in hopes for a better day, sometime in the future, perhaps again in 2008?
It is always better as a seller, to have less competition. In order to stand out amongst the crowd, in this market, you either have to be priced lower than all of your competition, or, you have to have a unique, highly upgraded home, that is reasonably priced compared to nearby similar homes with no upgrades. I am seeing these “fabulous” type upgraded homes even price lower than the ordinary competition, and sell in days! You CAN sell in this market, but some people can’t afford to drop their price to a level that will instantly sell it, many of them enter “Short Sale” territory in that scenario, and some, well, just don’t need to sell that bad and are cluttering up the market with their listing!
