The Santa Clarita real estate market continues to see a decline in the listing inventory. This is no surprise though, seeing as how it is the holiday season. Owners with homes for sale, tend to take them off the market in larger numbers during the months of November and December due to slower buyer traffic, and the inconvenience of having people trample through their homes during the holidays. Those people tend to be the less serious sellers anyways. They need to be off the market, in order to create a more balanced market. However not-so-serious sellers alone won’t make this market balanced. What will, is a decline in mortgage defaults and foreclosures. Who is listing their homes for sale? Banks! Banks don’t care what time of year it is, nor do people facing foreclosure (Short Sales / Short Sellers). Those types of listings just keep on coming!

Notable decreases: Homes for sale in Castaic have decreased by 9.1% versus my last reading of the inventory back on November 13,2007. Revisit that inventory report here. Also, the listing inventory of Valencia homes for sale decreased 6.7%.
I would expect the listing inventory will decrease to about 2100 through January 08, then we will likely begin to see another natural increase in listing inventories, as we all say goodbye to 2007, and hello to 2008.
