 Interesting notes about the last 30 days of activity in Santa Clarita Real Estate:
 
-          55% of inventory are foreclosures or preforeclosures (Santa Clarita Bank Owned Homes, or Santa Clarita Short Sales).
-          67% of homes sold in Santa Clarita over last 30 days has been foreclosures and preforeclosures.
-          Hottest price range with action is $400,000 and under, especially under $300,000.
-          40% drop in inventory versus same period in March 2008! Inventory a year ago was at 2,114.
-          Current inventory of 1,251, is only a 6.6 months’ supply of homes at the current pace of Santa Clarita home sales.
-          You don’t want to be a home seller in Acton or Agua Dulce! The inventory there is approximately 14.5 months supply based on the current pace of sales taking place.
-          Saugus, Castaic, and Canyon Country have the highest percentage of foreclosure inventory levels.
 
With the inventory of Santa Clarita homes having dropped as much as it has in the last year, it should create some pause, and compel you to wonder if this is the right year for you to buy a Santa Clarita condo or house. With incredibly low interest rates, new and unprecedented tax credit opportunities for home buyers in Santa Clarita – even a grant is available, all matched with price levels not seen since early 2000’s – affordability is back, and in a major way! Renters now have very little incentive to continue paying someone else’s mortgage. After tax advantages to most, owning a home hasn’t looked so attractive. Whether you plan on buying a home this year, or perhaps in 2010, you have to admit, you’ve probably given it some serious consideration if you don’t already own!
