Santa Clarita Real Estate Tip #1
Buyers:
When writing an offer to purchase a home, you will most likely need to designate how many days you are to have, in order to inspect/investigate the home. This is called your inspection contingency time frame. In the event where you know there may be other offers, one way to make your offer that much more attractive to the selling party, is to minimize this time frame in your purchase contract unilaterally. In California, by default, it reads 17 days, as the time frame you are to have. This however, can be changed by you, or negotiated down by the seller. By choosing a time frame of lets say, 10 days, the seller may believe you are a buyer who is not out to waste anyones time, and may think of you as more serious, than other competing offers.
It's my opinion, that for most purchases, 10 days to inspect and investigate a home is generally enough time. This is of course up to you, the buyer, and you certainly may need more than 10 days if your schedule is very busy leaving you little time to "investigate," and or if you are attempting to purchase a home with quite a few repair issues that need to be looked into with more detail.
