As a buyer, when you're in an escrow, and you need to do a home inspection, you will need to make an important decision as to which home inspector you will hire to inspect the home. It's very important that you hire a well qualified home inspector. The last thing you want is an unexpected surprise with regards to the homes condition, after you've already closed escrow and the home is yours.
After numerous transactions in the Santa Clarita real estate market, and after having many encounters with different home inspectors, it's quite clear that some are better equipped to best protect you, as the home buyer.
One tool I think you should ask if your home inspector has in their "tool belt" so to speak, is a Thermal Imaging camera. A Thermal Imaging camera will allow your home inspector to perform an infrared inspection. This tool, allows your home inspector to more easily find problems with a home such as leaks in walls, electrical issues/hot spots, missing or inadequate insulation, heating and air conditioning system defects, and mechanical or plumbing issues.
Some things, a home inspector can not see with the naked eye. A Thermal Imaging camera, while very expensive itself, is an invaluable tool that can provide you some piece of mind.
Next time you're in a real estate transaction, ask you're preferred home inspector if they carry this piece of equipment. Protect yourself!
