The image above, taken today, August 2, 2010, shows us that there are 124 Stevenson Ranch homes in the pre-foreclosure process. These are homes that either have a Notice of Default filed, or homes that are further along in the foreclosure process which have a Notice of Trustee Sale recorded. None of these, are bank owned homes…yet. Of course there are multiple ways to get out of the foreclosure process. And it's no doubt that some of these homeowners will. Hopefully many will.
It's important to know how many homes in your neighborhood, perhaps in your exact tract of homes, are in the foreclosure process. Discussing this type of data and trend with your Realtor could help you decide whether or not it's beneficial to sell your home, and if so when. Likewise, it can also help you understand whether or not it's a good time to pick up an investment property in the given area. In this case, we're talking about Stevenson Ranch. Homes that are in the foreclosure process don't effect real estate values. However, if they do indeed get foreclosed on, those foreclosures can certainly have a negative impact on a neighborhood's home values. Your equity!
