Santa Clarita Real Estate Inventory 

  

The inventory of homes for sale in Santa Clarita continues to drop. Today, reaching below 1,700 down to 1,692 active Santa Clarita home listings.

Taking a look at the last several months, we can see how this welcomed reduction in homes for sale has played out:

June 2008: 1,840 Santa Clarita Listings

May 2008: 1,946 Santa Clarita Listings

April 2008: 2,014 Santa Clarita Listings

March 2008: 2,085 Santa Clarita Listings

February 2008: 2,182 Santa Clarita Listings

Expect to see this number shrink even more as we head into the fall, thereby reducing the homes to choose from, for the large pool of buyers that are out there house hunting right now - and that pool is crowded right now! The frenzy won’t dry up over fall and winter due to the fact that the type of inventory in large part that will be hitting the market will be Santa Clarita foreclosures, which means competitively priced homes that home buyers will have and are having a hard time ignoring!

Santa Clarita Listing Inventory at 1,996

As a follow up to my last post, I announced that today would be the day we finally cross back below 2,000 listings for sale in Santa Clarita (includes Acton, Agua Dulce, Castaic, Canyon Country, Newhall, Saugus, Stevenson Ranch, and Valencia).

What do you know - its 4:15pm and we’re at 1,996 listings, down from the start of day when we began at 2,011 listings.

In order for prices to start slowing in their dramatic decreases, we will need a smaller inventory of homes. This is getting more predictable, week by week, as I see a consistent influx of purchasing activity in most parts of Santa Clarita. What’s most interesting is ALL of these multiple offers situations going on. There is a perception among a lot of Realtors that it’s not as easy as it was 6 - 12 months ago to get an offer pushed through.

The listing inventory today will probably drop to around 1,990, it’s only 4pm now. Then tomorrow there will probably be fewer yet.

Santa Clarita Real Estate Listing Inventory: 12/6/2007

The Santa Clarita real estate market continues to see a decline in the listing inventory. This is no surprise though, seeing as how it is the holiday season. Owners with homes for sale, tend to take them off the market in larger numbers during the months of November and December due to slower buyer traffic, and the inconvenience of having people trample through their homes during the holidays. Those people tend to be the less serious sellers anyways. They need to be off the market, in order to create a more balanced market. However not-so-serious sellers alone won’t make this market balanced. What will, is a decline in mortgage defaults and foreclosures. Who is listing their homes for sale? Banks! Banks don’t care what time of year it is, nor do people facing foreclosure (Short Sales / Short Sellers). Those types of listings just keep on coming!

Notable decreases: Homes for sale in Castaic have decreased by 9.1% versus my last reading of the inventory back on November 13,2007. Revisit that inventory report here. Also, the listing inventory of Valencia homes for sale decreased 6.7%.

I would expect the listing inventory will decrease to about 2100 through January 08, then we will likely begin to see another natural increase in listing inventories, as we all say goodbye to 2007, and hello to 2008.

Santa Clarita Real Estate Listing Inventory 11/13/07

It’s decreasing everyday, at least for now! Look’s like we will gravitate into the 2,300 range in the next few days possibly. With over a 15 month supply of homes, when 5-6 months is “ideal”, we can use a decrease. We stand at 2,417 homes for sale today in the Santa Clarita Valley.

Let’s take a look at the current inventory breakdown:

My last report to you on the Santa Clarita real estate inventory was on October 26,2007, the tally for that day was 2,480 homes for sale! To have decreased at all in this market, and to have done so by 63 homes, is good news. The main reason the inventory has decreased is due to the holiday season approaching fast. People tend to take their homes off the market for that reason. Also, there are quite a few disgruntled sellers out here in Santa Clarita, whom have been on the market since Spring 2007, some since Summer/Fall 2006! I think many of them are just taking it off the market, in hopes for a better day, sometime in the future, perhaps again in 2008?

It is always better as a seller, to have less competition. In order to stand out amongst the crowd, in this market, you either have to be priced lower than all of your competition, or, you have to have a unique, highly upgraded home, that is reasonably priced compared to nearby similar homes with no upgrades. I am seeing these “fabulous” type upgraded homes even price lower than the ordinary competition, and sell in days! You CAN sell in this market, but some people can’t afford to drop their price to a level that will instantly sell it, many of them enter “Short Sale” territory in that scenario, and some, well, just don’t need to sell that bad and are cluttering up the market with their listing!
